38 High Street
38 High Street sits on
the corner of Church Street and High Street. It
is a mixed use building comprising 49 apartments and a
street-level retail space, which in 2011 is occupied
by a Christopher Wray lighting - furniture and
accessories shop. The building's architects,
Conran and Partners, describe the building as follows,
"The
completed building is expressed in two major volumes
the lower one addressing the main street frontage is
clad in blue glazed terracotta tiles complementing
the existing terracotta and brick facades in the
city, the higher one set back clad in patented zinc
cladding panels." ... "All
of the apartments have balconies or terraces and are
flexibly planned, with oak sliding screens
separating living areas from bedrooms, permitting
different spatial uses. Full height glazing lights
all rooms. At first-floor level there is a
landscaped south and west facing roof terrace."

This new building
at 38 High Street was built on an empty
site. The map below, which is my version of
one dated 1886, shows the occupant of the building
on the corner of Church Street and High Street was
Robert Spencer and Nephews.
As you can see from their entry in the Manchester & Salford Directory of 1927, they were warehousemen and manufacturers of underwear, shirts and jackets. If you click on
the link below, you can see the building on that
site in the process of demolition in 1937.
