99 Baker Street is a refurbishment of two buildings into a new luxury residential development for British Land.  What was originally an office block has been transformed into 19 open market apartments, five affordable properties and three family units in refurbished muse houses at the rear of the building.  There are retail units at street-level.  The McAleer & Rushe website explains that, "... All of the apartments feature en suite bathrooms and modern kitchens, whilst luxurious fixtures and fittings and have been fully fitted to meet the requirements of modern city living. Additional features include oak timber floors, limestone tiles, carpeted bedrooms and granite work tops in the kitchens. ... 99 Baker Street also incorporates a number of environmentally friendly practices, including photovoltaic (PV) panels on the roof and rainwater harvesting tanks in the car park. All of the apartments also include a heat recovery system in order to make the building more energy efficient."



Outside the building is clad in dichronic stainless steel and limestone panels.
