This mixed-use building on Baker Street was designed by Jestico and Whiles for British Land and McLeer & Rushe.  It provides retail space at street level, including a Little Waitrose.  Above is office space where the typical level provides a column-free floor plate of over 1,700m².  The architects say that, "... At ground floor level, the double-height office entrance is on the corner, where it addresses Portman Square. This entrance is recessed to create a covered external lobby area which, given its prominent location on the corner of the square, is an appropriate location for public art. The ground floor also provides 1,000m² of high quality retail frontage. .... The building achieved a BREEAM 'Excellent' rating and uses ground-sourced heat pumps and solar panels to reduce its carbon footprint."
